WE ARE ONE STEP CLOSER TO A SEPTEMBER RATE CUT 📉
My insider lending girl gave me some great news today!
-The Consumer Price Index fell 0.1% in June from May.
-This is the lowest level it's been in 3 years so this helps the case for lower rates.
-Numbers have consistently been trending down (with some spikes here and there) so it is likely (86.3% probability) that rates could be cut in September.
-A LOT can still happen from now until the Feds next meeting and there could be other factors in play so we can't be certain.

🔔Quick reminder that real estate commissions are ALWAYS negotiable.
1) Commissions are not fixed and are not set by law or industry standard: your agent should be transparent about what they are charging you and why. Your agent should have a clear idea about what and why they are charging you and be transparent. If you don't feel their commission is worth that, then that is where negotiation comes in.
2) Market Conditions influence commission rates:
For example, in highly competitive markets, agents may be able to negotiate lower rates. In slower markets, commissions may be higher to cover costs.
3) Service levels and rates: Different agents provide different services to their customers which can justify different rates. Sellers and buyers should assess the value of the services being offered such as marketing, staging, open houses, etc. against the proposed commission rate.
The recent settlement with the National Association of Realtors (NAR) caused them to change the commission structure to make it more transparent to consumers. This encourages consumers to negotiate their commission rates, especially as more buyers will have to pay their agent commissions. This should in turn make the environment more fair and competitive for agents as well as lower commission rates.
Transparency is important from the agent you're working with but you should do your due diligence as a seller or buyer to ensure you are making informed decisions, which can potentially lead to significant cost savings for both buyers and sellers. 🏡💸

2) Market, market, market!
I do everything I can do market my open houses whether that be with a flyer, Instagram posts, or just letting others know. If this is your home, you want it to be sold with ease and the best way to do that is by getting the word out!
3) Prepare for conversation and education
I am consistently working to improve my education and knowledge in real estate so that I can handle any situation or answer any question that comes my way.
